What the owner loves:

I love that although we live in London, Hanwell genuinely feels like a small town where everyone knows each other. Everyone who works in the local shops, restaurants and pubs are so friendly!

Location, Size and layout, Recently refurbished, Such a quick and easy journey into London from Hanwell, but all the perks of a small town with lovely pubs and walks! We love how bright our flat is, south-west facing we get the sun all day. It's been finished to such a high spec with wooden floors and bosch appliances. We have loved living here and will be sad to leave.

Why we'd buy it:

This wonderful apartment strikes a rare balance between thoughtful design and everyday practicality. Hanwell Square feels more like a small village than a typical new development, with buildings arranged around a central public square and landscaped courtyards that create a genuine sense of space and community. Features such as the lifts, concierge, residents-only gym, communal gardens and 6th floor roof terraces make day-to-day life more enjoyable, while secure cycle storage and well-designed lobbies add to the overall ease of living. The inclusion of green roofs, photovoltaic panels and dedicated recycling facilities also reflects a forward-looking approach that makes the development feel considered and responsible.

The flat itself boasts a generous footprint and impeccable finish, with interiors by No.12 Studio that feel contemporary without being overstated. Underfloor heating, engineered wood flooring, a separate utility cupboard and excellent storage throughout give the home a durable and luxurious quality that should stand the test of time.

The fully integrated and elegant kitchen is truly exceptional, featuring handleless wall and base units, Silestone worktops, Bosch integrated appliances, a flush-mounted induction hob and canopy extractor that keep the lines clean and the experience effortless. Under-cabinet LED lighting adds a soft, flattering glow, while the stainless steel undermounted sink and brushed stainless steel mixer tap deliver a reassuring sense of style and solidity. The bathroom is beautiful and considered: ceramic tiling, a semi-recessed basin and brushed steel mixer bring effortless elegance. Wall-mounted storage, a floating mirror, and integrated lighting turn routine into ritual, and a built-in bath with overhead and handheld showers makes every moment feel indulgent.

Then there's the beautiful private terrace, with sun-kissed stone tiles, deep enough for a corner sofa, where morning coffees linger longer and evening wines taste richer against a backdrop of endless sunset views.

Thoughtful details such as dimmer switches, energy-efficient lighting with integrated sprinklers, and elegant low-level sockets, all harmonise to create an environment that feels intuitive, modern, and effortlessly refined. And technology works seamlessly around you, with pre-wiring for Sky Q and Hyperoptic broadband, and an audio-visual video door entry system, so you’re connected without even thinking about it.

Location wise, Hanwell is where leafy riverside walks meet gorgeous parks, and cosy pubs sit alongside independent cafés and restaurants that feel like they’ve always known your name. The sense of community is tangible, yet with the Elizabeth Line at your doorstep, the magic carpet to Central London, Heathrow, and beyond makes city life feel effortlessly within reach.

Contemporary? Yes. Robust warranties? Yes. High-spec mod-cons? Yes. But this apartment also has atmosphere and soul - the kind of warmth you can’t quite measure but immediately feel the moment you step inside.
