What the owner loves:

A fantastic house for year-round entertaining.

We love the location and neighbourhood, with excellent transport links that make the West End incredibly accessible, great shopping within walking distance, and a strong choice of local schools.

The house itself gives us the space and layout we wanted, but the garden has been particularly special. It is south-facing, wonderfully private and not overlooked, making it feel like a genuine extension of the house.

Why we’d buy Boileau Road:

Where to start? Our first instinct is probably just to stare open-mouthed at the pictures.

This is one of the most gorgeous homes we have been fortunate enough to represent. Everything has been done with real taste and confidence. It is stylish without feeling like a showroom, contemporary without trying too hard and, crucially, still feels like a proper family home.

Then you look beyond the pretty stuff and realise there is a lot of substance here too. Around 2150 sq ft of internal space, four genuinely good bedrooms, three bathrooms, two reception rooms, off-street parking and a south-facing garden extending to around 54ft.

We particularly love what they have done with the layout. Plenty of houses of this style squeeze four bedrooms onto the first floor and another two into the loft. Six bedrooms certainly have their uses, but bigger numbers do not automatically make a better home.

Here, the first floor has been given over to two enormous bedrooms. The principal suite has its own dressing room and en-suite, while the second bedroom is large enough to be whatever your family needs it to be: a serious home office, guest suite, playroom, second sitting room or an extremely fortunate teenager's bedroom. Upstairs are two further brilliantly proportioned bedrooms and another bathroom.

It is a different way of using the space, and we think a very clever one.

Downstairs works just as well. There is a separate front reception room when you want somewhere quieter, then a huge kitchen/dining room opening into the rear reception and out towards the garden. It is easy to see why the owners describe this as a fantastic house for entertaining all year round.

And that garden deserves its own paragraph. South-facing, around 54ft long and not overlooked, it has been designed for actual family life rather than just photographs. There is room for children to play and pets to roam, alongside clearly defined spaces for al fresco dinners, drinks with friends, and evenings that accidentally run later than planned.

Off-street parking is another big tick, particularly on Boileau Road.

The location backs it all up. North Ealing and West Acton stations are close by, with Ealing Broadway and the Elizabeth Line also easily accessible, while the area is particularly well served for schools.

And for anyone wondering whether all that refurbishment is simply pretty packaging, there is some useful context. Number 17 on the opposite side of Boileau Road sold for £1.4m in July 2026 and needed significant investment & updating. This provides interesting context for a house at this level.

Beautifully done, brilliantly laid out and unusually good at combining grown-up style with the realities of family life.
